Our goal is a transparent and smooth experience. Here is everything you need to know about applying for a home with us.

Step 1: Your Application

Our Simple Checklist

    Screening Report

    A minimum credit score of 650+ is preferred. We use a soft pull which won't affect your score.

    Income Verification

    Your gross monthly income should be at least 2.5 times the rent to ensure financial comfort.

    Residency Verification

    We'll confirm your current and previous residency history.

    Animal Screening

    Every applicant completes a profile (even if you don't have pets) at amaximarealty.petscreening.com.

For a Fair Process

Grounds for Denial

To protect all parties, applications may be denied for reasons such as recent evictions, outstanding rental collections, unverifiable information, or certain criminal convictions.

Step 2: Approval & Securing Your Place

Congratulations! Once approved, you're just a few steps away. You'll receive all documents to review. Paying the holding deposit officially takes the property off the market for you.

Review & Acknowledge: Look over the move-in costs, lease, and holding deposit agreements.

Sign & Pay: Electronically sign the holding agreement and pay the deposit via Bank-to-Bank EFT in the portal. This amount is credited toward your move-in total.

Sign Lease Agreement: With the deposit paid, you'll receive the final lease for your e-signature.

Approval is conditional upon the accuracy of your application. Honesty ensures a smooth process for everyone!

Step 3: Welcome Home!

The final checklist before you get your keys. Complete these items in your Resident Portal.

    Finalize Payments

    Pay any remaining move-in balance through the Resident Portal.

    Activate Utilities

    Ensure all utilities are in your name as of your lease start date. Send us a quick confirmation email!

    Secure Renter's Insurance

    Provide your own policy or easily enroll in ours through the portal.

    Get Your Keys!

    Once everything is complete, we'll email you instructions for a smooth key pickup.

Your Questions, Answered

Q: How do I get access to community amenities like the pool or gym?

A: Your welcome email will have all the details on contacting the HOA for keys or access cards.

Q: What about mailbox keys?

A: If keys aren't provided at move-in, you can request them directly from your local USPS branch. They can hold your mail safely until the new keys are ready.

Q: How do I submit a maintenance request?

A: Simply log in to your Resident Portal. It's the fastest way to submit a request and track its progress.

Q: What payment methods do you accept?

A: We prioritize secure bank-to-bank EFT payments. In some cases, credit/debit cards are accepted with a standard processing fee. We accept cashier's check and money order, we rarely accept cash (only in special circumstances).
